🏡 March 2025 Existing Home Sales Update 🏡

March saw a 5.9% decline in existing home sales, falling to a 4.02M unit annualized pace, which was worse than the expected 3% drop. February’s numbers were revised slightly higher (from +4.2% to +4.4%), but March missed the mark. Keep in mind, this data reflects homes likely shopped in January and February, when rates were still higher.

Regional Highlights:
Sales in the West took the hardest hit due to wildfires, which likely delayed many closings. The region also has higher-priced homes, which contributed to a slight impact on the median home price.

Median Home Price Insights:
Despite the slowdown in sales, the median home price rose by 1.7% in March to $403,700—a record high for March! Year-over-year, we saw a 2.7% increase. Remember, this figure represents the middle-priced home, not overall appreciation.

Inventory & Market Dynamics:
Inventory saw an 8.1% rise in March, reaching 1.33 million units—a 20% jump from last year. But here’s the key: inventory is still historically low, well below pre-pandemic levels, and nearly 3M less than during the housing bubble.

Currently, we have about 4 months of inventory—up from 3.5 months in February but still under the balanced market of 4.6 months.

What’s Happening on the Ground?
Homes stayed on the market for an average of 36 days, down from 42 in February. 21% of homes sold above the asking price, though this was down from 29% last year.

Buyer Breakdown:

First-time buyers made up 32% of transactions (consistent with last March).

Cash buyers accounted for 26%, and investors made up 15%.

Inflation Sizzled in January—But There’s Light at the End of the Tunnel! 🏡📉

January’s CPI report came in hotter than expected, with headline inflation rising 0.5% for the month and 3.0% year over year. Core CPI, which excludes food and energy, was also up 0.4% MoM and 3.3% YoY, largely due to shelter costs—which we know are lagging behind real-time data.

🥚 Eggs, of all things, are once again making their mark on inflation! If your morning omelet feels pricier, you’re not imagining it! Food prices rose 0.4% in January, but luckily, we don’t expect eggflation to scramble the long-term trend.

🏡 The real story? Shelter costs. While they remain elevated in official CPI readings, real-time housing data from Zillow, CoreLogic, and Realtor.com suggests rent inflation is actually closer to 1.5%. Once these lagging numbers catch up, Core CPI could move closer to the Fed’s 2% target—which would be a huge win for mortgage rates!

📉 What does this mean for homebuyers? While today’s report may feel like a speed bump, we’re still on track for lower mortgage rates in the coming weeks as shelter costs align with reality. The market is shifting, and opportunities are on the horizon!

🏠 Shelter remains the biggest contributor but is showing signs of catching up. While official shelter inflation is up 4.7% YoY, real-time data from CoreLogic suggests a much lower 1.5% increase. If housing data were fully updated, Core PCE would be 2.2% instead of 2.8%!
