Investor Cash Flow
This loan is created specifically for property investors. Loan qualification is based on the income to be generated by the subject property. Use 100% of the lesser of current or market rents as determined by the appraiser. For rented properties, provide leases in place. If vacant, 100% of market rents may be utilized. The borrower does not need to provide income or employment information to qualify or as loan conditions. There are no debt to income (DTI) ratio limits, which are often a part of traditional loans that can limit a borrower's ability to qualify. For additional flexibility, there are interest only options available - allowing you to personalize the loan product to help you achieve your financial goals. The loan can be utilized by a business and closed in an LLC, partnership, or corporation.

Bank Statement
A borrower qualifies for this loan based on an analysis of bank deposits, rather than traditional income documentation (W-2's, etc.). There are several options utilized to calculate the qualifying income. This qualification process can be utilized for both business or personal bank statements. Tax returns are not required. Must own 25% or more of the business to utilize business bank statements.

This loan is for those who receive compensation in the form of commission or independent contractor basis, and are provided an IRS form 1099 at the end of the year. To qualify, the borrower must have a minimum of one year self-employment (with prior work related experience). This loan has three qualification options so it can be tailored to fit the borrower's purchase scenario.

Asset Qualifier
Eligibility for this loan is based on liquid assets in a savings or securities account. You don't need to provide tax returns or traditional income documentation to be approved. This loan options allows the homebuyer to use assets for qualification without tying them up in the home purchase.

Flex Qualifier
This loan allows a homebuyer to purchase a primary or secondary home without traditional income or tax returns. As it's name would imply - this option is quite flexible and can help you reach your purchase in ways other loan options don't allow for. This loan program is ideal for self-employed, small business owners, varied or irregular income, retired, seasonal workers, owners and employees of cash businesses, newly self-employed, transitioning due to life events, recent immigration, and disqualified income.
