No pet shall be allowed or kept in any portion of the condominium property with the exception of service animals.
To be used solely for family dwelling. No trade, business, profession, commercial, or illegal activity whatsoever may be conducted in any unit.
The responsibility for the repair of any damage caused to common property, limited common property, elevators, walls, landscaping, or Association owned equipment, will be that of the Owner of the unit whose family, guest or lessee caused such damage. The Owner of the unit will be responsible for all costs of repairs.
All residents must notify manager’s office, via email or phone, prior to arrival of overnight guests.
Unnecessary noise which disturbs others shall not be permitted. Volume on television, radio, stereo, or other musical and sound devices shall be kept low at all times, especially during the hours from 10:00 p.m. to 8:00 a.m. daily.
Maintenance personnel and exterminator must be permitted entrance into each unit by owners or occupants to insure maintenance of adequate pest control.
No sign, projections, signal, advertisement, or illumination shall be inscribed or exposed on, or at any window or other part of the building, except as may be approved in writing by the association.
No outside shades, awnings, window or hurricane guards shall be used except as shall be approved by the Association.
If an owner or Lessee plans to be away from the residence for one week or longer during the Hurricane Season (June 1 to November 30), all items should be cleared off balcony.
Grocery carts are available for the convenience of all residents. Promptly return them to the proper station in the garage area after use. Do not leave carts in elevators. DO NOT KEEP CARTS IN YOUR UNIT OR ON WALKWAYS FOR PERSONAL USE.
No structural alterations shall be made to any unit or common areas on the condominium property without the association’s prior written consent. This consent can only be obtained by completing and submitting a “Unit Alteration Request” form to the condominium office. Necessary permits (City, County) must be secured before work begins. Governmental permits and Association consent must be visibly posted on West window for the duration of the project.
Drop ceilings are in place to allow maintenance access to plumbing. We recommend these ceilings remain in place. In the event of damage, any other type of ceiling will be replaced by the unit owner at their expense.
Monthly maintenance fees are to be received in the office by the 20th of each month; otherwise a late fee of $25 and interest will be assessed. A lien will be filed against any unit owner for non-payment of maintenance fees after 3 months.
The association will retain an entry key to each unit door, including the bedroom door. All locks must be functional at all times. If the lock is difficult to operate, the owner will be notified that the locksmith will be called to repair the locks at owner’s expense.
Each owner shall be responsible for the purchase of Casualty and Liability insurance for accidents and thefts.
Pool hours are from 9 AM until 10PM. Quiet will be maintained around the pool and pool area. Please shower before entering the pool.
Use of the pool is limited to owners, lessees, and in-house guests. Guests must be accompanied by the occupant of the unit.
Specific parking space is assigned to each unit owner at the time of purchase. We urge your cooperation in strict recognition of the reserved spaces. Do not, even on a temporary basis, park in someone else’s assigned space.
Guest parking is located on the upper parking level. Guest spaces are on a first-come, first-served basis. Your guests and visitors must use these spaces for parking, unless permission is given by an owner or permanent resident to use their assigned space. Written permission to use another resident’s parking space must be given to the office.
Unit owner shall not be permitted to keep any boat, trailer, camper, motor home, or any other vehicle which is not a private passenger vehicle on the Condominium property and any such vehicle shall be removed at the expense of the unit Owner responsible therefore. The use of the parking spaces by certain types of vehicles may be further regulated and limited by Rules and Regulation promulgated by the Association.
Cooking or barbecuing of any kind is not permitted on balconies.
